RV & Boat Storage – Terms & Conditions

1. Storage Space Rental Only
We provide rental of storage space only.
We do not take possession, custody, or control of any stored RV, boat, trailer, or personal property.
You are solely responsible for securing and monitoring your own property.
2. Right to Refuse Service
We reserve the right to refuse storage to any person or vehicle at our discretion, including but not limited to situations involving:
- Unsafe or damaged vehicles
- Improper documentation or ownership concerns
- Non‑compliance with facility rules
- Behavior that poses a risk to the property or other renters
We may refuse service with or without explanation.
3. Right to Terminate Storage
We may terminate your storage arrangement at any time for reasons including:
- Non‑payment
- Rule violations
- Unsafe or hazardous property
- Unauthorized access or gate code sharing
- Illegal activity
- Behavior that disrupts facility operations
If terminated, you must remove your property within two days of termination notification.
Failure to remove property may result in towing, immobilization, or disposal at your expense.
4. Right to Increase Storage Rates
Storage rates may be increased at any time.
Rate changes communicated to renters in advance.
Continued use of the facility after a rate change constitutes acceptance of the new rate.
5. No Liability for Loss, Damage, or Theft
All property is stored entirely at your own risk.
The facility is not responsible for any loss or damage, including:
- Theft, break‑ins, or vandalism
- Fire, smoke, or explosion
- Weather events (wind, hail, storms, lightning, flooding, etc.)
- Rodents, insects, or wildlife
- Falling trees or limbs
- Accidents involving other renters or visitors
- Damage caused while parking, towing, or maneuvering
- Failure or malfunction of gates, cameras, or lighting
Security features, if present, are not guaranteed and do not create any obligation or liability.
6. No Liability for Personal Injury
By entering the property, you assume all risks associated with being on-site.
We are not responsible for:
- Injuries to renters or guests
- Slips, trips, falls, or uneven surfaces
- Accidents involving vehicles or equipment
- Any other injury occurring on the premises
7. Insurance Requirements
We do not insure your stored property.
You are responsible for maintaining your own:
- RV/boat insurance
- Trailer insurance
- Comprehensive coverage
- Liability coverage
We strongly recommend confirming your policy covers off-site storage.
8. Access & Security
Access hours and gate systems may vary.
We may restrict access temporarily for:
- Maintenance
- Weather conditions
- Safety concerns
- Operational needs
Gate codes or access credentials must not be shared.
Unauthorized access may result in immediate removal from the facility.
9. Use of Storage Space
By using the facility, you agree to:
- Store only the vehicle or item assigned to your space
- Keep your space clean and free of debris
- Not store hazardous, explosive, or illegal materials
- Not perform repairs, maintenance, or fueling on-site
- Not live in or occupy any stored vehicle
- Follow all posted rules and staff instructions
Improperly stored or unsafe property may be removed at your expense.
10. Payment, Late Fees & Collections
Rental fees must be paid according to the posted schedule.
Late payments may result in:
- Late fees
- Denied access
- Towing or removal of stored property
- Sale or disposal of property as allowed by Louisiana law
All collection costs are your responsibility.
11. Abandoned Property
Property left unpaid or unclaimed may be considered abandoned.
We reserve the right to:
- Tow the property
- Sell the property
- Dispose of the property
All related costs are the responsibility of the renter.
12. Indemnification
By using the facility, you agree to indemnify and hold harmless the facility and its owners from any claims, damages, or expenses arising from:
- Your use of the property
- Damage caused by your vehicle or equipment
- Injuries to you or your guests
- Violations of these Terms & Conditions
13. Policy Updates
We may update these Terms & Conditions at any time.
Continued use of the facility constitutes acceptance of any updated terms.
14. Governing Law
These Terms & Conditions are governed by the laws of the State of Louisiana.
